Lakai Properties, LLC (“Lakai Properties,” “we,” “our,” or “us”) is committed to providing a fair, consistent, and transparent rental application process while complying with all applicable federal, California, and local housing laws.
This Rental Application Criteria & Screening Policy outlines the general standards that may be considered when evaluating rental applications. Individual property owners may establish additional lawful criteria for specific properties.
Submission of an application does not guarantee approval or reservation of a rental property.

Each application is evaluated individually.
Rental History
Applicants may be asked to provide previous rental history.
We may verify:
- Rental payment history
- Lease compliance
- Property care
- Notice history
- References from previous landlords
Positive rental history may strengthen an application.
Background Screening
Where permitted by applicable law, Lakai Properties or its screening provider may conduct background screening.
Background information, if considered, will be evaluated in accordance with all applicable federal, California, and local laws.
Background screening does not automatically result in denial.
Each application is reviewed individually using legally compliant standards.
Occupancy Standards
Maximum occupancy is determined based on:
- Applicable housing laws
- Property size
- Number of bedrooms
- Health and safety requirements
- Owner guidelines where permitted by law
Occupancy limits may vary by property.
Pets
Pet policies vary by property.
If pets are permitted, applicants may be asked to provide:
- Number of pets
- Breed (where applicable)
- Weight
- Vaccination records
- Additional pet information
Service animals and assistance animals are evaluated in accordance with applicable fair housing laws.
Application Fees
Application fees, if applicable, are disclosed before submission.
Fees help cover the cost of processing applications and screening reports where permitted by California law.
Application fees are generally non-refundable unless otherwise required by law.
Processing Time
Application processing times vary depending on:

Multiple Applications

False or Misleading Information
Providing false, misleading, or incomplete information may result in:

- Denial of the application
- Withdrawal of a conditional approval
Property Availability
Rental properties remain available until:
- A lease agreement has been fully executed by all required parties, and
- Any required deposits or fees have been received, where applicable.
Availability may change without notice.
Individual Property Requirements
Certain rental properties may have additional lawful requirements established by the property owner.
These requirements may relate to:
- Lease terms
- Occupancy
- Pets
- Insurance requirements
- Property-specific rules
Applicants will be informed of any property-specific requirements before entering into a lease agreement.
Changes to This Policy
Lakai Properties reserves the right to modify this Rental Application Criteria & Screening Policy at any time to comply with changes in applicable laws or business practices.
