FAQs

  • What is your strategy for maximizing rental income?

Our strategy depends on the property, location, season, regulations, owner goals, and market demand. We evaluate whether the property is best positioned for short-term rental, mid-term furnished rental, long-term lease, insurance housing, corporate housing, or a combination strategy. We then adjust pricing, listing presentation, availability, minimum stay rules, and guest targeting accordingly. The goal is to maximize income without creating unnecessary risk, excessive wear and tear, or compliance problems.

  • Do you provide income projections?

Yes, we can provide estimated rental ranges based on available market data, comparable listings, location, condition, seasonality, and rental strategy. However, income projections are estimates only and are not guarantees. Actual performance depends on market demand, pricing, availability, property condition, competition, regulations, guest behavior, and other factors outside our control.

  • Can you help prepare my property for rental?

Yes. We can assist with property preparation, furnishing guidance, staging recommendations, guest-ready setup, kitchen and linen inventory, smart lock setup, photography preparation, vendor coordination, and small improvements that may help the property rent more effectively. For furnished rentals, presentation matters. A property that feels clean, complete, and professionally prepared is more likely to attract stronger tenants and better bookings.

  • What makes you different from other property managers?

What makes Lakai Properties different is that we don’t believe in a “one-size-fits-all” approach. Every property, owner, and rental strategy is different, so we create a customized plan based on the property’s location, condition, owner goals, and income potential. We are hands-on, responsive, and personally involved in the day-to-day management. We handle the details owners usually do not want to deal with — guest and tenant communication, pricing, marketing, cleaners, maintenance, inspections, and problem-solving — while keeping the owner informed and protected. We also understand different rental strategies, including long-term, short-term, and mid-term rentals. This allows us to help owners choose the approach that makes the most sense for their property, whether the goal is stable long-term income, higher short-term revenue, or insurance/corporate-style mid-term stays. Our goal is simple: to help your property perform better while giving you peace of mind.

  • How do you determine pricing?

Our pricing strategy is based on market value, demand, and our hands-on experience in the short-term and mid-term rental market. We focus on maximizing the property’s return while keeping expenses as efficient as possible. Our goal is simple: the more our owners make, the more we make — so our interests are fully aligned.

  • Are utilities included?

Usually, yes. Temporary housing rentals often include basic utilities such as electricity, gas, water, trash, Wi-Fi, gardener, and pool service when applicable. Some properties may include a monthly utility cap. If utility usage exceeds the approved cap, the guest, insurance company, or responsible party may be charged for the overage.

  • What are your management fees?

Our management fees vary from property to property based on the size, location, rental strategy, and level of service needed. In general, the higher the property’s rental value, the more flexible we can be with our management percentage. We would be happy to schedule a call, review your property, and discuss the best management option for your needs.
