Just like with any rental property, accidents can happen, and sometimes guests or tenants may cause damage to furniture or create additional expenses. First, we want you to know that we do not accept just anyone who wants to rent your home. We have a screening process in place to help determine whether a tenant or guest is a good fit.
For long-term rentals, we require credit checks, background checks, criminal history checks, eviction history checks, and bankruptcy checks. We do not accept tenants with a history of collections, evictions, or other major red flags.
For short-term and mid-term rentals, the process depends on where the guest or tenant is coming from. If they are coming through an insurance temporary housing company or another agency, we negotiate a security deposit whenever possible. If the booking comes through a short-term or mid-term rental platform, there are systems in place to request reimbursement for damages to the home or furniture. In addition, platforms such as Airbnb and VRBO may provide liability coverage of up to $1 million, depending on the booking and platform terms.
However, owners should understand that no screening process or platform guarantee can completely eliminate risk. For this reason, we strongly recommend maintaining appropriate homeowner, landlord, or short-term rental insurance coverage and consulting with your insurance provider to ensure your policy aligns with your rental strategy.
Our goal is to minimize risk through careful screening, proper documentation, security deposits when available, and prompt handling of any issues that may arise. While no rental arrangement can guarantee that damages will never occur, we take every reasonable precaution to protect your property and your investment.

No, we do not have hidden costs. We believe in being transparent with our clients from the beginning. The owner is responsible for property-related expenses such as cleaning, maintenance, repairs, utilities, supplies, and any other costs needed to keep the home guest-ready and properly maintained. We also help owners find the best vendor quotes whenever possible, so they can make cost-effective decisions that fit their budget. We do offer additional services, such as furnishing and preparing a home for the short-term or mid-term rental market. This service has an upfront fee, which is discussed with the owner in advance. The fee depends on the size of the property and the level of furniture quality the owner is interested in. Our furnishing/setup fee covers our time and work for design planning, ordering furniture and supplies, coordinating deliveries, accepting items, arranging setup, and coordinating trash and packaging removal. Heating the spa is available for $100 every 4 hours, allowing you to enjoy a warm and relaxing experience throughout your stay. If you wish to heat the pool, the cost is $150 for every 2 hours, providing you with the perfect opportunity to take a refreshing dip at your convenience. These amenities can enhance your relaxation and enjoyment during your visit, so be sure to consider them when planning your activities! If you wish to heat the pool or spa, please notify us at least 5 hours in advance. Requests made after 8 PM cannot guarantee an immediate response. Kindly ensure that the use of the pool and spa occurs during regular hours and not during quiet hours. We will charge $1,500 upfront before beginning to heat the pool. Guests are entitled to a full refund only if both of the following conditions are met: The reservation is canceled within forty-eight (24) hours of booking; and The cancellation is made fourteen (14) or more days before the first night of the reservation. For cancellations made fourteen (14) or more days before the first night of the reservation, rental payments are refundable, less 50% of the total reservation rent and fees, which are non-refundable. Mid-term reservations require cancellation at least thirty (30) days prior to the scheduled arrival date. Cancellations made less than thirty (30) days before arrival for mid-term reservations are not eligible for a full refund and may be subject to the applicable non-refundable rent, fees, and cancellation terms stated in this Agreement. No full or partial refunds will be issued for no-shows, cancellations made within thirteen (13) days of the first night of the reservation, late arrivals, or early departures. No refunds or compensation will be provided if the Property is unavailable, or available but difficult to access, due to circumstances beyond the Company’s control, including but not limited to adverse weather
The maximum number of overnight guests permitted is two guests per bedroom, unless otherwise approved in writing by the Manager. Any additional overnight guests must receive prior written approval and will be subject to a fee of $500 per person, per night. Non-overnight visitors are limited to a maximum of five (5) visitors at any given time. Exceeding this limit may result in a fine of $500 per person, per occurrence. Guests under the age of 14 require prior notification to the Manager. Exceeding the approved number of overnight guests or visitors may result in penalties, additional fines, and/or termination of the rental agreement. The property may be subject to exterior surveillance, and any violations of this policy may result in additional charges. Pets and animals are not permitted at the Property unless expressly approved in writing by the Manager prior to arrival. Bringing any unapproved pet or animal onto the Property will result in a fine of $500 per day for the duration of the stay and may result in additional penalties, including termination of the rental agreement. This policy applies to all animals, regardless of size, breed, or type. Exotic, aggressive, or dangerous animals are strictly prohibited under all circumstances. Any request to bring an animal onto the Property must be submitted in advance and approved in writing. Approval is not guaranteed and may be granted or denied at the Manager’s sole discretion. Pets and animals are not permitted at the Property unless expressly approved in writing by the Manager prior to arrival. Bringing any unapproved pet or animal onto the Property will result in a fine of $500 per day for the duration of the stay and may result in additional penalties, including termination of the rental agreement.
