    Our strategy depends on the property, location, season, regulations, owner goals, and market demand. We evaluate whether the property is best positioned for short-term rental, mid-term furnished rental, long-term lease, insurance housing, corporate housing, or a combination strategy. We then adjust pricing, listing presentation, availability, minimum stay rules, and guest targeting accordingly. The goal is to maximize income without creating unnecessary risk, excessive wear and tear, or compliance problems.

    Yes, we can provide estimated rental ranges based on available market data, comparable listings, location, condition, seasonality, and rental strategy. However, income projections are estimates only and are not guarantees. Actual performance depends on market demand, pricing, availability, property condition, competition, regulations, guest behavior, and other factors outside our control.

  • Can you help prepare my property for rental?

    Yes. We can assist with property preparation, furnishing guidance, staging recommendations, guest-ready setup, kitchen and linen inventory, smart lock setup, photography preparation, vendor coordination, and small improvements that may help the property rent more effectively. For furnished rentals, presentation matters. A property that feels clean, complete, and professionally prepared is more likely to attract stronger tenants and better bookings.

  • What time is check-in for short-term stays?

    Check-in is 4:00 pm local time. Depending upon availability, early check-in and late check-outs may be available for purchase. The access information will be shared prior to arrival in a timely manner. Check out time is 10:00 am and a friendly reminder will be sent out the day before. Guests are required to supply a copy of their valid US driver's license or passport, and a matching credit card upon arrival. For reservations exceeding 28 days, guests are responsible for utility costs, which will be deducted from the security deposit.

  • What is the maximum number of overnight guests allowed at the property?

    The maximum number of overnight guests permitted is two guests per bedroom, unless otherwise approved in writing by the Manager. Any additional overnight guests must receive prior written approval and will be subject to a fee of $500 per person, per night. Non-overnight visitors are limited to a maximum of five (5) visitors at any given time. Exceeding this limit may result in a fine of $500 per person, per occurrence. Guests under the age of 14 require prior notification to the Manager. Exceeding the approved number of overnight guests or visitors may result in penalties, additional fines, and/or termination of the rental agreement. The property may be subject to exterior surveillance, and any violations of this policy may result in additional charges.

  • Do you only manage short-term rentals?

    No. We manage short-term, mid-term, and long-term rentals. In many cases, we use short-term rentals as fillers between stronger mid-term rental opportunities, such as insurance housing, relocation housing, corporate stays, or temporary furnished housing. This flexible strategy can help reduce vacancy while still targeting higher-quality rental opportunities.

  • What is the cancelation policy?

    Guests are entitled to a full refund only if both of the following conditions are met: The reservation is canceled within forty-eight (24) hours of booking; and The cancellation is made fourteen (14) or more days before the first night of the reservation. For cancellations made fourteen (14) or more days before the first night of the reservation, rental payments are refundable, less 50% of the total reservation rent and fees, which are non-refundable. Mid-term reservations require cancellation at least thirty (30) days prior to the scheduled arrival date. Cancellations made less than thirty (30) days before arrival for mid-term reservations are not eligible for a full refund and may be subject to the applicable non-refundable rent, fees, and cancellation terms stated in this Agreement. No full or partial refunds will be issued for no-shows, cancellations made within thirteen (13) days of the first night of the reservation, late arrivals, or early departures. No refunds or compensation will be provided if the Property is unavailable, or available but difficult to access, due to circumstances beyond the Company’s control, including but not limited to adverse weather conditions, natural disasters, mechanical failures, actions by government agencies, utility outages, or other unforeseen events. Guests are strongly encouraged to obtain appropriate travel insurance. In the event of unforeseen circumstances, the Company reserves the right, at its sole discretion, to relocate guests to a comparable property, cancel the reservation, or issue a credit toward a future stay. If the reservation is moved, modified, or converted to a future stay credit, the reservation will no longer be eligible for cancellation or refund. For reservations made through a third-party booking platform, additional fees, deposit requirements, cancellation terms, and refund policies may apply. Guests are responsible for reviewing the applicable third-party platform policies before confirming their booking. All other terms and conditions of this Agreement shall remain in effect.

  • What is the pet policy?

    Pets and animals are not permitted at the Property unless expressly approved in writing by the Manager prior to arrival. Bringing any unapproved pet or animal onto the Property will result in a fine of $500 per day for the duration of the stay and may result in additional penalties, including termination of the rental agreement. This policy applies to all animals, regardless of size, breed, or type. Exotic, aggressive, or dangerous animals are strictly prohibited under all circumstances. Any request to bring an animal onto the Property must be submitted in advance and approved in writing. Approval is not guaranteed and may be granted or denied at the Manager’s sole discretion.

    I’ve been involved in the long-term rental business for more than 20 years, managing my own properties as well as my family’s rentals. I began working professionally in property management in 2020, and Lakai Properties LLC was officially established in 2023. I have also been active in the short-term and mid-term rental business for almost six years, giving me hands-on experience with traditional rentals, Airbnb-style stays, insurance housing, and furnished mid-term rentals.
