We handle the details owners usually do not want to deal with — guest and tenant communication, pricing, marketing, cleaners, maintenance, inspections, and problem-solving — while keeping the owner informed and protected. We also understand different rental strategies, including long-term, short-term, and mid-term rentals. This allows us to help owners choose the approach that makes the most sense for their property, whether the goal is stable long-term income, higher short-term revenue, or insurance/corporate-style mid-term stays.   • Are there any setup fees, tenant placement fees, renewal fees, or hidden costs?

    No, we do not have hidden costs. We believe in being transparent with our clients from the beginning. The owner is responsible for property-related expenses such as cleaning, maintenance, repairs, utilities, supplies, and any other costs needed to keep the home guest-ready and properly maintained. We also help owners find the best vendor quotes whenever possible, so they can make cost-effective decisions that fit their budget. We do offer additional services, such as furnishing and preparing a home for the short-term or mid-term rental market. This service has an upfront fee, which is discussed with the owner in advance. The fee depends on the size of the property and the level of furniture quality the owner is interested in. Our furnishing/setup fee covers our time and work for design planning, ordering furniture and supplies, coordinating deliveries, accepting items, arranging setup, and coordinating trash and packaging removal.

  • What happens if the house gets damaged by the guests/tenants?

    Just like with any rental property, accidents can happen, and sometimes guests or tenants may cause damage to furniture or create additional expenses. First, we want you to know that we do not accept just anyone who wants to rent your home. We have a screening process in place to help determine whether a tenant or guest is a good fit. For long-term rentals, we require credit checks, background checks, criminal history checks, eviction history checks, and bankruptcy checks. We do not accept tenants with a history of collections, evictions, or other major red flags. For short-term and mid-term rentals, the process depends on where the guest or tenant is coming from. If they are coming through an insurance temporary housing company or another agency, we negotiate a security deposit whenever possible. If the booking comes through a short-term or mid-term rental platform, there are systems in place to request reimbursement for damages to the home or furniture. In addition, platforms such as Airbnb and VRBO may provide liability coverage of up to $1 million, depending on the booking and platform terms. However, owners should still maintain their own appropriate homeowner, landlord, or rental property insurance coverage to make sure the property is properly protected.

  • Do you only manage short-term rentals?

    No. We manage short-term, mid-term, and long-term rentals. In many cases, we use short-term rentals as fillers between stronger mid-term rental opportunities, such as insurance housing, relocation housing, corporate stays, or temporary furnished housing. This flexible strategy can help reduce vacancy while still targeting higher-quality rental opportunities.
